Maintenance Guide
Maintaining your home is important to ensure a healthy indoor environment. The following are some recommendations for keeping your home as healthy, durable and energy efficient as it can be.

  • Winter Maintenance Recommendations
    • Change or clean your air-handling filter.
    • Clean and inspect your ventilation system's filters.
    • Clean exhaust fans and vents in bathroom and kitchen
    • Have fireplace and flues checked and serviced
    • Have your heating, cooling, filtration, and ventilation systems professionally inspected.
    • Test your fire alarms/smoke detectors and carbon monoxide monitors. Replace batteries.
  • Spring Maintenance Recommendations
    • Change or clean your air-handling filter.
    • Clean and inspect your ventilation system's filters.
    • Clean exhaust fans and vents in bathroom and kitchen
    • Clean and inspect your dehumidifier in preparation for summer.
    • Inspect and clean rain gutters.
    • Properly dispose old stored household chemicals like paints and cleaners from house and garage.
    • Inspect interior and exterior of house for signs of moisture intrusion.
  • Summer Maintenance Recommendations
    • Change or clean your air-handling filter.
    • Clean and inspect your ventilation system's filters.
    • Clean exhaust fans and vents in bathroom and kitchen
    • Inspect all outside hoods for debris and blockage. These would include combustion air inlets, dryer exhaust vents, and ventilation inlet and exhaust vents.
    • Clean outside grill of air conditioner compressor.
    • Inspect grade around perimeter of home for a 5% slope; bring in fill for any areas that have settled.
    • Inspect and clean rain gutters.
    • Change damper on central humidifier to "off" or "summer" position.
    • Clean or replace humidifier pad on central humidifiers.
    • Use a humidistat-controlled dehumidifier to monitor interior relative humidity (RH); keep below 50%.
  • Fall Maintenance Recommendations
    • Change or clean your air-handling filter.
    • Clean and inspect your ventilation system's filters.
    • Clean exhaust fans and vents in bathroom and kitchen
    • Have fireplace and flues checked and serviced
    • Inspect caulking around windows and doors, re-caulk where necessary.
    • Inspect and clean rain gutters.
    • Clean outside grill of air conditioner compressor and cover for winter.
    • Inspect weather-stripping on doors, including garage service doors.
    • Inspect interior and exterior of house for signs of moisture intrusion.
    • Inspect roof shingles for damage and missing shingles.
    • Close outside hose spigot valve (usually in basement).
    • Have furnace and water heater serviced.
  • Monthly Maintenance Recommendations
    • Check ground fault circuit interrupter and associated circuits (GFCI test button).
    • Check expiration and pressure on fire extinguishers.
    • Check plumbing connections and fittings for leaks.
    • Test smoke and carbon monoxide alarm features (test button).
    • Check memory on carbon monoxide alarms for peak levels.
